PET POLICY

The Village at Cloud Park welcomes your furry companions.

  • Up to two pets (cats or dogs) are allowed per apartment

  • $500 pet deposit per apartment

    • $100 of this is non-refundable

  • $50 monthly pet rent per pet

  • No breed or weight restrictions

APPLICATION FEE AND SECURITY DEPOSIT 

The application fee is a non-refundable $55.00 per leaseholder and is due when the application is submitted. This fee covers the required credit and criminal background screening for anyone who will sign the lease. All adult occupants who will live in the apartment but will not be leaseholders must also complete the rental application; the income portion is not required, but a criminal background check is. A $25.00 non-refundable background check fee is required for each non-leaseholder occupant over eighteen (18) years old. Please review our qualification criteria carefully to ensure you meet the requirements before applying, as application fees are non-refundable. A one-time, non-refundable administrative fee of $225.00 will be due at the time of lease signing.

  • Active Duty Military: No security deposit required

UTILITIES

Residents are responsible for:

  • Electric

  • Water & Sewer

Provided at no cost:

  • Trash compactors and recycling dumpsters (for residents only)

TRASH & RECYCLING GUIDELINES

  • All trash and recycling must fit completely inside the appropriate containers

  • Large boxes must be broken down flat before placing in recycling bins

  • Do not leave bulk items (e.g., furniture, mattresses, appliances, carpet rolls) in or near disposal areas

  • Any bulk item or improper disposal that can be traced back to a resident may result in a nonrefundable fee of up to $300 per occurrence

  • Regular trash must never be placed in recycling bins – violations may result in fees passed on from our waste provider

OCCUANCY LIMITS

  • 1 Bedroom: Maximum of 2 occupants

  • 2 Bedroom: Maximum of 4 occupants

LEASE TERMS

  • Minimum lease: 6 months

    • Includes a $600 short-term lease fee

  • Standard terms available: 12, 18, or 24 months (no additional fees)

RENTERS INSURANCE

Renters insurance is required for all residents.
Proof of coverage must be submitted on or before move-in day.
